    IMPLICATIONS; Landlords & Business owners urged to call their insurers ASAP to see if they are covered. some policies will cover people for damage caused by fire and looting, whilst accommodation costs incurred by being unable to stay in one’s home may also be included. FURTHER COMMENT; The Association of British Insurers (ABI) has moved to reassure those businesses affected by the riots in London and other parts of the UK that commercial insurance policies should cover losses resulting from the recent riots seen in London and other parts of the UK.

If you are a small Business owner with a rateable value of below £18,000 a year (or less than £25,500 in Greater London) you could claim up to half of your business rates. WHY YOU MUST CHECK? Research has proven that NOT all businesses have done the survey to see if they qualify and a higher % of rate relief was NOT claimed by small local businesses in the space of one year.

    UPDATE ON EPCs for all properties;

    RICS; Update on government’s proposed changes to EPCs – RICS has received confirmation from the government that the proposed changes to Energy Performance Certificates (EPCs) will go ahead on 6 April 2012. The proposed changes will mean that there will be a requirement for the front page only of the EPC be ‘attached’ to sales and lettings particulars for all properties, both residential and commer…cial. RICS is seeking further clarification of how ‘attached’ will be defined. For auction catalogues, the definition of what constitutes particulars, and therefore what documents require the attachment of an EPC, has not changed.

    Department for Communities and Local Government (DCLG) have set up a technical solution with Landmark to enable an EPC to be retreived from the central register and attached to online particulars. This would be a ‘free’ service to agents registering for the scheme. This would mean that there would be no need for the agent to hold the information electronically within their own systems, but to simply provide the link to the centrally held document.

    Where there is a need to preserve the anonymity of the property address, there will also be a facility to retrieve an EPC with the address removed. There will be a small charge for this service.

    RICS – LANDLORDS TAKING RISKS RELYING ON MORTGAGE VALUATIONS; Private landlords should arrange a Homebuyer Survey or Building Survey before buying older properties, warns RICS. The continuing buy-to-let boom, coupled with the shortage of houses for sale, means landlords have little choice but to buy properties which need work. But, warns RICS, they need to know what they are buying or their invest…ment could turn into a liability.

    RICS notes that demand for rental properties remains strong due to many would-be first-time buyers being unable to access the sales market, coupled with a shortage of properties coming onto the market – something that looks set to continue over the coming 12 months.

    However, older properties could need a lot more than redecorating or a new bathroom to bring them up to rentable condition, making a fuller survey a worthwhile investment. Typical building or structural faults include dry rot, blocked drains, rising damp, fractured support beams and subsidence.

    According to the Building Cost Information Service (BCIS), private landlords could end up paying tens of thousands to resolve faults. For a four-bedroom house, a significant damp problem could cost anything up to £28,000 to repair and prevent from happening again, while subsidence could cost around £24,000 to correct.See more
